What a scheduled visit covers
A blocked drain, a loose connection or a coil packed with dust can each stop a system. On every air conditioning system on the schedule, we:
- Run and test it in both heating and cooling
- Clean and refit the filters, and quote replacements before fitting any
- Inspect the indoor and outdoor coils, and clean them where they need it
- Clear the condensate drain and make sure it flows
- Check refrigerant performance against operating pressures and temperatures
- Check electrical connections for heat damage and tightness, and inspect the contactors, capacitors and control boards
- Check controllers, sensors and zones against your operating hours
Visits at times that suit you
We book each visit around your operating hours with notice, and move any date that does not suit you. Every system on the schedule is done on the one visit, so your tenants or staff see us once. Wherever we work on site, we leave it as clean as we found it.
What we record on the first visit
On the first visit we record the make, model, filter size and condition of every machine on the schedule. Anything already worn or near the end of its working life is written down and priced.
Our responsibility for the plant starts the day the agreement does, with that first record as the baseline. A machine at the end of its working life stays on the schedule and we keep servicing it, and the yearly condition summary shows you when to plan for its replacement.
When we find a fault
We write it up, photograph it and price it. Nothing is repaired without your written approval. Where replacing a machine is better value than repairing it, we say so and price both.
A system that is losing refrigerant has a leak. We report the loss, find the leak and quote the repair. We do not top up a leaking system.
A 7 year workmanship warranty on air conditioning we supply and install
We put 7 years on our air conditioning installation work because we expect it to last. If our workmanship fails inside that time, we put it right at our cost, attendance included. The pipework you can see is run straight and covered, and the drainage and the penetrations get the same care where nobody will look at them again. When we finish, every box and offcut leaves the site with us.
The warranty applies to air conditioning we supply and install, and covers the ducting, the penetrations, the mounting of the units, the condensate drainage and the commissioning. The one condition is a service at least once every 12 months by a licensed air conditioning technician.
The equipment carries its maker's warranty, and our electrical work and our repairs carry 12 months. The certificate you get once the job is paid in full gives the dates, what is covered and how to claim.
One contact for the electrical and the air conditioning
We do both trades. The circuit that feeds a system and any switchboard work it needs are done by us, the same company that installs and services the system. The lighting and power in a tenancy or common area can be ours too, and your contact at Virtas answers for the site and for the work, whoever we send.
Compliance records
Each air conditioning system is maintained to what its maker recommends, or to our own task list where the maker publishes none, and we tell you which machines those are. Refrigerant recovered or added on your site is recorded.
Certificates of currency for our public liability and workers compensation cover are yours whenever you ask.
What it costs
The price is per visit, set by the number of systems on the schedule and the separate areas we need to get into, and written into the agreement before you sign. Breakdowns and repairs are charged outside it.

FAQ
Questions people ask
Can you upgrade our lighting and power without closing the site?
Yes. We plan the work around your trading hours, a section at a time, and agree the times with you before we start. Where the power has to go off, you know when and for how long before the day.
Can visits happen outside our trading hours?
Yes, at extra cost, because a scheduled visit is priced for weekday business hours. If your site can only be worked on after close or at the weekend, say so when you ask for a price.
What happens when something breaks between visits?
Ring 1300 433 695 and we book an electrician or an air conditioning technician, whichever the fault needs. A breakdown is charged at the rates in your agreement, and beyond making the plant safe nothing is done without your approval. What we commit to for your site is in your agreement before you sign.
We have a fault and no agreement. Can you still come out?
Yes. A visit to find a fault is charged at a diagnosis rate we tell you when you book, payable whether or not the repair goes ahead. The repair is quoted for your approval before we start.
Can one agreement cover a site with several owners or tenants?
Yes. Each owner or tenant can sign for its own units, with its own invoice and the reports for those units. One visit still covers the whole site.
Do you look after cooling towers, chillers or fire dampers?
No. Cooling towers, chilled water, boilers, fire and smoke dampers and anything on the fire register belong to specialist trades of their own. We look after electrical circuits, switchboards, lighting and power; split, cassette, ducted and VRF air conditioning; and commercial refrigeration.
